I can’t go to a crawfish boil without someone leaning over and asking it. Usually quietly, like it’s a secret: So… is now a good time?

It’s a fair question. It’s also the wrong one — and I say that with love.

Here’s the honest answer I give my own friends.

The “market” isn’t one thing. When the national headlines talk about home prices, they’re talking about an average that blends a starter home in one state with a lake house in another. Down here, luxury and new construction move to their own rhythm. A well-built custom home in the right pocket of Lafayette or Youngsville behaves almost nothing like the median. So when someone tells you “the market is up” or “the market is cooling,” my first question is always: whose market?

You can’t time it, and you don’t need to. People wait for the perfect moment the way they wait for the perfect parking spot — circling, circling, while the good ones fill up. The truth is that the best time to buy or build is when it fits your life: the new job, the growing family, the stage you’re finally ready for. Marry the right home and you’ll forget what the rate was within a year. Trying to outsmart the market usually just means you sit out the years you could’ve been living in something you love.

What actually moves a luxury home isn’t the same as what moves the rest of the market. At this level, buyers aren’t shopping on price per square foot — they’re shopping on feeling. Light. Craftsmanship. The sense that someone cared about the details. A home that’s truly right sells in any market, and a home that isn’t will sit no matter how good the timing looks on paper. That’s where most of my energy goes.

Selling? The spin works against you. The biggest mistake I see is pricing to a headline instead of to the home in front of us. Acadiana is specific. Our buyers are specific. I’d rather tell you the honest number — and the honest plan to get there — than the flattering one that leaves your home sitting on the market collecting price-drop notifications.

So, is now a good time?

If you’re asking because the headlines told you to, slow down. If you’re asking because something in your actual life is shifting — that’s the signal worth listening to. The market will do what it does. Your job is to know what you need, and to do it in a home worth coming back to.

Everyone wants to see the reveal. The styled shelves, the light pouring across the floor, the kitchen that looks like it belongs in a magazine. I love that part too — it’s half my job.

But I’ll let you in on something: by the time a home is pretty enough to photograph, every decision that actually matters has already been made.

The real work happens at the dirt stage.

Before a single board is cut, my husband and I — he builds, I design — stand on a bare lot making choices most people never think about and never see. And those invisible choices are the difference between a house that’s fine and a home that feels right the moment you walk through the door.

A few of the ones I care about most:

Which way the house faces. Orientation decides everything that comes after it. Put the kitchen where the morning sun lands and you get a room that glows while you’re making coffee. Point the back porch the wrong way and you’ve built a beautiful space no one will sit in at five o’clock in July. We talk about this for a long time before we talk about anything else.

Where the light gets in. Not just how many windows — where they sit, how tall they are, what they frame. A window placed well can pull the whole outdoors into a room. A window placed lazily just lets in heat and a view of the neighbor’s fence. Light is the single most expensive-feeling thing in a home, and it’s essentially free if you plan for it early.

The ceilings you don’t notice — until you do. Proportion is quiet. You don’t walk into a room and think the ceiling height is perfect. You just feel calm, or you feel cramped, and you can’t say why. Getting that ratio right — height to width to window — is one of those craftsman details that never shows up in a photo but you feel in your whole body.

The path your feet take. How you move from the car to the counter with an armful of groceries. Where you drop your keys. Whether you can see the kids from the kitchen. A home that works is one where the daily, unglamorous choreography just… flows, and you never have to think about it.

None of this photographs well. You can’t stage “good orientation.” There’s no swatch for “the rooms are in the right order.” But you feel every bit of it the second you step inside — and that feeling is the entire point.

So the next time you walk into a home and think I don’t know what it is, but I love it in here — I promise you, somebody made these decisions on a patch of dirt a long time before the pretty part.
